Project Manager – Custom Residential Construction

Salary Range: $80k- $100k, depending on experience and completed projects
Position Summary
The Project Manager (PM) is the single point of ownership for custom residential construction projects from production handoff through closeout.
The PM is fully accountable for:

This is a high-accountability role responsible for delivering projects on time, on budget, and at or above projected gross margin.
Core Responsibilities
1. Job Ownership & Accountability

Escalate material risks to Division Leader early

2. Schedule Management (Buildertrend)

Build and lock baseline project schedule

Maintain accurate schedule throughout construction

Review and approve 2-week lookahead (provided by Superintendent)

Identify schedule risks proactively

Communicate material schedule changes to clients within 48 hours

Attend keymilestone walkthroughs:
- Pre-drywall
- Cabinet stage
- Pre-final
3. Budget & Financial Management (Adaptive)

Review and confirm final budget at production start

Ensure cost codes align between Buildertrend and Adaptive

Review cost-to-date weekly

Update forecast regularly

Identify budget variances early (5% or company threshold)

Create recovery plans when variances occur

Maintain accurate contract value

4. Invoice & Cost Control

Position Overview
The Service Technician plays a key role in maintaining the high standards of craftsmanship,
performance, and customer experience expected in luxury residential homes. This position is
responsible for performing repairs, routine maintenance, and quality inspections across a variety of
home systems. The ideal candidate is detail-oriented, technically skilled, and able to deliver exceptional
service in a fast-paced environment.Compensation: $22 - $28/hr, depending on experience
Key Responsibilities
• Perform service repairs, warranty work, and preventative maintenance on residential luxury homes.
• Diagnose and troubleshoot basic electrical, plumbing, HVAC, and construction-related issues.
• Conduct inspections to ensure systems and craftsmanship meet high-quality expectations.
• Document all work performed clearly and accurately within internal systems.
• Communicate with homeowners, subcontractors, and team members in a professional and
customer-focused manner.
• Work efficiently within established schedules and follow company processes and procedures.
• Collaborate with the Service Team Lead to prioritize tasks and identify areas requiring additional
